The retractable spring is a good tension. It holds the screen taut, but still easy to deploy. The hardware that comes with the awning isn't great if you're installing on a balcony-deck. I needed to install a set of 2x4's between the joists and below the deck and then mount the stand piece with lag bolts through the deck and into the 2x4's. I used washers between the stand piece and the deck boards to give it a slight angle that created more tension across the top of the awning compared to the bottom. This removed any sag. I'm not super handy and I found this super easy to I stall. I did get concrete screws from home depot though. I live in an area where the wind gets wild sometimes and I'm glad I can just retract it during those times. I was going to build a wood shad wall, but this saved me a ton of construction time. And was way cheaper than the wood would have cost. Also it looks better than what I could have built. ... show more

I am a petite woman, installed it myself, easy, directions were great, and I love the result, could not be happier. I didn't use the bolts it came with to install the 3' base because lag bolts were easier and worked better for my application into a very thick wood base. I love it, but I’m concerned about how it is going to weather and last. I wish the canvas would have been a little sturdier and if you don’t put it away properly it wrinkles really bad.
