This thing is so much better than the one that came with our garage door. It was very difficult to install as we are in a cold climate but as soon as I got the heat gun out and started going down the whole line it got much easier to move and slide down the rail. Take the bottom rail off of the garage for a much easier experience. Overall would certainly recommend. Mice ate through our original and this one seems to have much tougher rubber and the center support piece. Door closes just fine and it was easy to cut with normal scissors! ... show more

This seal is a huge improvement over the standard one. I included before-and-after photos and only ordered the seal (not the track). The quality is immediately noticeable, and once installed, it seals much better than the original. Installation was fairly easy. My door is 10 feet wide and I ordered the exact length with no extra, and it took about an hour total. You slowly feed the seal into the rail while pulling from the other side. The last 12 inches were a bit stubborn, and having a second person would definitely make it easier. Just be careful not to let the rubber slip out of one side of the rail, or you’ll have to start over. One important tip: because this seal is thicker than the factory seal, you may need to adjust your garage door’s force limit. My door would close and then immediately reopen until I made that adjustment. Overall, very happy with this purchase. Great quality, noticeable improvement, and well worth it! ... show more

Ok so first let me say that I love the material. Nice and thick and it should perform well. It hasn’t rained yet water retention is a non factor at the moment. The one aspect I need to address is the installation because it is not as easy as sliding it in the track. It takes two people to do that definitely. I found an easier way to install this and starts with one edge and a plastic paint scrapper. My arms got tired but I did it by myself and cutting to trim was easy. So far I think it was a good purchase and I can’t wait for the rain. ... show more

This is a far cry fro the product pictures. See for yourself in the attached pictures. It appears that the material is sort of vinyl and not rubber and has no bounce back. Compare how the inner tube appears so big in the vendor's pictures versus how it actually is. This seal comes in a flattened roll and the inner tube is pretty much a flat layer of vinyl that is not going to flatten out as the garage door presses down!.
