This is a high quality tarp, heavy duty, plentiful grommets and sturdy looking hem and seams. Unfortunately, like so many tarps the size mentioned is misleading. The 9 x 12 is neither cut nor finished size but a combination of both. It is several inches shy of 10 feet wide and exactly 12 in length. So if you are trying to put this on a 10 x 10 canopy frame it will be too long to use ties or bungies. If you are looking for a shade sail or to cover something, it should be ideal. Looks like it should hold up to the weather for a long time.

Package arrived on time and the measurements of the tarp were almost exactly as stated. This was a replacement for the cover for my travel trailer enclosure that has worn out. The original top was made by the manufacturer to fit the frame exactly, but no replacement top was available, and I couldn't find anything exactly that size. I could have bought a tarp that was slightly too big in all directions, but that would have made for some awkward corners, so I opted to have the sides overlap and the front and back be about a foot short, which actually made it possible to snug all sides down more securely than the original custom fit top. I am really pleased with the tarp so far, and whether it really deserves 5 stars for durability, only time will tell.

This is the second one I've purchased. The corners are well made and eyelets are secure. Tarp is thick and color is not fading after six months. I would recommend this product.
