The Eccotemp FVI12 Indoor Liquid Propane Tankless Water Heater delivers efficient performance with a flow rate of 4.0 GPM and a temperature rise of 38 degrees. Rated at 74,500 BTU per hour, this model can comfortably meet your hot-water requirements. Featuring manual temperature controls, the temperature can be easily set and adjusted via the front control panel, ensuring optimal heat regulation directly from the water heater and not from your sink or shower. This model is pressure activated and not recommended for well water systems, submerged pumps, or bilge pumps. In locations without municipal water supply, a 55-psi diaphragm pump is recommended to ensure proper functionality. We recommend the Eccotemp FVI12-LP for smaller single family homes, apartments, condos, or cabins. Using 1-2 hot water applications simultaneously is a breeze with the Eccotemp FVI12-LP.   • Fine product and great service
I bought this product for my small 360 sf studio building because it is one of the few gas fired heaters that can be used in-doors. I wanted a gas fired unit after reading on-line reviews that noted electric heaters are slow to heat up water. I am using an in-door cistern so I don't to waste water while I am waiting for it heat up. My sink and shower is about 8 feet from the unit, and the water line runs through a crawl space which is 40 degrees today. The cistern water temperature is probably less than 60 degrees. The water begins to flow warm in just a few seconds and is fully hot in less than 15 seconds. I have set the unit controls for approximately maximum water flow and minimum gas in order to keep the water from becoming too hot. I estimate that the unit will easily raise the water temperature 45 degrees as advertised, and probably more in my experience. This heater works exactly as advertised. The unit itself is sleek and attractive looking. It feels very sturdy and the cabinet is fairly heavy gauge metal. I have some experience as a home owner/handyman and I was able to install the heater relying on the directions that came with the product. I made the mistake of over-tightening the water line and broke the brass connector. I called Eccotemp and left a message. Shortly thereafter I got a call from the help desk. I got excellent advice on how the obtain and install the replacement part. I ordered the part and it came in a few days. Next, I couldn't get the unit to fire up when I turned on the hot water spigot. The fault was mine. I didn't know at the time that my propane gas tank was empty. I emailed the help desk and got back a call within two hours, but when I didn't respond to the call, I got another call about 7:00 o'clock that night. This is the first time I have ever had a vendor pursue ME in order to get me the advise I was asking for. Terrific really. In addition to being out of gas, it turned that I didn't have a regulator on the tank. I got very specific advice on the kind of regulator I needed and how to install it. Buyers should note that the device requires a gas regulator if you are using a portable propane tank, but the instructions do not say so. The help desk advised me to get a 11 inch water column regulator, or the standard regulator sold for propane fired grills. I couldn't find a regulator that specifically said it was 11 inch water column, but a regulator from Home Depot for grills worked just fine. It cost $16.   • Unit finally working / buyer beware
Folks I am just telling you like it is. I purchased this unit with the intent of zone heating my water in different sections of my house. I had the unit for quite a while before I actually got around to installing it. Once installed on a water line that has an average of 47 psi at 10 GPM flow, a properly grounded outlet, and the factory venting. The unit does not work. What's worse is I contacted the MFG tech support who sent me a reply to read their online tech support. This told me that systems that operated below 40psi (approximately) may need to have the diaphragm pressure adjustment screws moved to accommodate lower water pressure. So I spent 3 hours messing with those screws until the unit finally fired up. Then when I turned off the hot water, the unit kept running with NO WATER flowing thru the unit. It did not shut off until I turned off the gas valve. This could have been an extremely dangerous situation. Now I had the temp and pressure valve attached for safety, but I was still VERY uncomfortable with this thing running with no water flow. While I have to be honest and say that I am still waiting for an answer from the tech support. I believe these units to be very unsafe and the control system for the burner to be too temperamental for long term use. I believe I purchased a $300.00 piece of scrap metal. If you have purchased one of these units, don't wait around for the warranty to expire before you try it out, and be prepared for a very disappointing purchase and costly install. Again, I am no expert and you must make your own informed decision. I am just stating what my experience has been with this purchase. I am out $300.00 plus another $200.00 in installation materials plus many hours of labor. Do you want to make the same mistake?! ***** UPDATE: The service dept. finally called and suggested that I inspect the wiring and run a couple of test. I did find a bad connection and repaired it and then dissassembled the control valve to find a very tiny piece of plastic obstructing the operation of the flow control valve. Re-assembled the unit and it has been working fine every since. I had requested that the mfg. replace the flow valve since this really should not be taken apart and they of course never replied. Even though this unit is working well now, I stand by my decision to label it BUYER BEWARE. Once I start having problems with it agian, I will remove it from service and install a more reputable unit. ... show more
