  • A Good Unit for Small Installations
I considered giving it a full 5 star rating, but I guess everything has room for improvement. While it did have a full book of instructions, with lots of informtion about how to install it, some of it was confusing. It took some serious re-reading and going back and forth to really get to the meat of how to install this unit. But, all the information was there, if you can find it. It did also require a lot of parts to install this unit, that are not included in the box. So you really have to know a thing or two about plumbing to install it. As noted by others, it has to be installed on an exterior wall for the exhaust system to function. No problem for me, as I had considered that before purchasing. But it requires a pressure release valve, supply shutoff valve, gas line valves, etc. So be ready to purchase about $50 worth of parts to get it installed correctly. The requirements for this unit to work are simple, you need a decent supply of water with a steady amount of pressure. I personally installed mine in a cabin with one full bath, shower only no tub. The cabin gets it's water from a well that is some 250 plus feet away, so by the time the water gets to it, the pressure has dropped considerably. So my water pressure runs up and down between 30psi, and 45psi. The heater actually runs fine! But the problem I ran into is that as the water pressure runs up and down, the water temperature changes. So, to keep a steady supply of water that did not vary, I installed a water pressure regulator, cost $35 plus $12 more dollars in fittings. So I regulated the water pressure down to 32psi, and now it keeps a constant pressure, and a constant temperature! I had to install a low flow shower nozzle for it to work, but it does work fine. I plan to install a new pressure switch on the pump in the well, to keep the pressure from 40 to 60, then I can raise the pressure on the regulator up to 40, and that should really improve performance, and allow me to use any shower head I choose. I considered adding a booster pump and pressure tank, but that would have cost me another $200, so the regulator worked out to be a much cheaper solution. Of course, all of these issues are not with the heater, but with the water supply system. If I were on city water with a constant 60psi supply, there would have never been any issue at all. But if your water supply system is not right to operate this unit, there are means to improve it so that it can and will work. Just be prepared in advance for these eventualities before purchasing, know your water supply pressure and how much it fluctuates before hand, and make the necessary improvements. This unit has a manual temperature adjustment, so if the pressure is constantly changing, so is the temperature, and over the 15 psi swings I was getting the water temperature would change nearly 30 degrees! So a steady water supply is essential. I would also warn that the 30psi I have mine set at is a bare minimum to operate the unit, any less and the unit will not recieve enough flow to make it cut on. Once I get the pressure switch changed out to boost my lower pressure to 40, it should work much better. If you use well water, a pressure regulator may be necessary to keep the temperatures constant. Mine is installed directly before the water enters the unit. Cutting on the cold water at the same time will reduce your water flow in half when dealing with lower pressures, and that causes the temp to rise, so the more pressure you have the better, within reason. With all that said, the water heater has functioned flawlessly from day one. when you turn on the water, it cuts on, and heats the water quickly. And when you cut the water off, it shuts off. Making the adjustments on the unit is very simple, you have a gas knob and a water flow knob. The water flow knob is a bit confusing by the instructions, but it actually only restricts the flow of water as you turn it down, in case you have too much pressure. slowing the water down will raise the temperature. Considering the price of this unit compared to other brands, it's a very fine unit and functions as designed. If you move up to the bigger model, for whole house hot water supply, it is thermostatically constrolled, so that will help keep the water temps constant, and will require a greater water supply to work properly. Overall I am very pleased with the unit and it has proven very economical on gas consumption, it will pay for itself in a year's time! I've had mine installed now for 4 months and it has never failed to operate correctly. Getting your water supply to the unit correct before installing is the trick to proper operation. ... show more

  • An excellent value, could use a few refinements
I installed the FVI-12 to replace a 40 gallon, propane fired, power-vented, tank unit. The heater I replaced was very similar to this one: American Water Heaters PVG62-40T42-NV Residential Gas PowerFlex Direct Vent Water Heater, 40 Gallon . So far we are very pleased with the Eccotemp FVI-12. Usage Patterns A tank storage or batch heater like the powerflex is very good at supplying a lot of hot water all at once, while a small tankless like the FVI-12 excels at providing a smaller amount of hot water more or less indefinitely. Most of the decision is in matching the tool to the job. In our case, we are family of 4 who take showers sequentially and other usage occurs later in the day. This matches the tankless pattern well. If we had multiple simultaneous uses we'd probably be less pleased. Installation I installed the Eccotemp in the same location as our old water heater. The gas line was the same and required no modification at all. The water lines were a different size and, because the FVI-12 is smaller and hangs on the wall, they needed to be longer and end in a different place. All of that was relatively easy and inexpensive, about $40 in fittings etc. Venting turned out to be the most challenging part of the installation. The old heater used a 4" PVC vent pipe which allows for zero clearance to combustible materials. The FVI-12 uses 2-1/4" stainless vent pipe which needs much greater clearances. A discussion with Eccotemp tech support led me to enclose the exhaust vent in a 3" single walled vent pipe in order to decrease the clearance to a PVC drain pipe. So far this works beautifully, and the outside shell doesn't even get warm to the touch when the water heater is operating. Due to the location and the thickness of the wall I needed a longer vent pipe (The FVI-12 includes about 13" of vent and an elbow). (One of the short-comings of the manual is that it doesn't mention the maximum vent run, which is 17 feet according to Eccotemp tech support). Unfortunately the proper 2-1/4" stainless thin-walled tubing is hard to come by and, at the time I needed it, back-ordered. A friend who owns a local muffler shop came to the rescue with an inexpensive exhaust pipe cut and formed to the exact specifications needed. I would recommend this approach strongly, except that stainless wasn't available so I have doubts about durability. I'll be monitoring the condition of the pipe very closely. Documentation and Function I found the manual to be better than average but it definitely had room for improvement. As mentioned above, it doesn't include the information about the maximum vent length and it leaves several other matters ambiguous. The manual is available as a download from the Eccotemp website which makes it an easy matter to form your own opinion of it before purchase and does give a pretty good idea of what is involved in the install. There are several typos. The device has only two controls and an LED display. The display shows current water temperature and any error messages. The knob on the left controls gas flow, the knob on the right is labeled "water temperature" but *appears* to control water flow rate. Adjusting the temperature setting is a matter of turning on the hot water and then adjusting these two knobs until the temperature stabilizes where you want it. The manual suggests starting with the gas all the way down and the water all the way up. The FVI-12 does not appear to have a thermostat but I could be mistaken in this, perhaps its operation is subtle. Technical Support Eccotemp technical support needs its own category because it really is in a league by itself. I was pleased and amazed when they called me back on a Saturday morning over a holiday weekend. They were polite, customer service focused, and technically knowledgeable. Good technical support goes a long way toward making up the short-comings of the manual. Conclusion So far, after the installation and about two weeks of usage, I'm very pleased with the Eccotemp FVI-12. It works better for us than our old water heater at about 30% of the cost. It worked right out of the box the first time, and included everything which would have been needed for a typical installation. The manual was tolerable and the technical support is first rate. I give it four stars instead of five due to the short-comings of the manual and the somewhat awkward controls. Fixing the manual and providing true thermostatic control (or a better interface) would make this device a complete winner. My last remaining concern is durability, and given its appearance, I have high hopes, but at 30% of the cost of the alternative I'd still consider it an excellent value if it lasts only half as long.   • Second one I've purchased, but not because I wanted to!
My first unit haws worked well for at least 5 years, but a very cold snap over Christmas caused enough of a backdraft through the exhaust vent pipe to freeze the water in the upper part of the heat exchanger and crack the piping in a couple of places. The company recognizes this possibility and recommend using a terminating vent with a backdraft preventer in it. Only issue is, they're vent pipe is 2" and the only available backdraft preventer vents are 3" or >. They have an adapter you can use to allow the two to be joined, but it adds at least 5 - 6" onto the pipe. My installation is on an outside wall, inside a room heated to 70 degrees +, but adding the adapter and vent hood, even with cutting down the original 2" vent pipe, will leave the hood sitting several inches out from outside wall - not a clean look, and this spring I will need to build an extended structure on outside wall to support everything. It would have been nice, since knowing this is a potential issue in cold weather, for the company to have an appropriate hood that matches their proprietary vent pipe. Plus, this additional hood, adapter, and wall thimble will add $125.00 - 150.00 cost to everything else. Operationally, unit works consistently but is touchy to pressure changes. For showers, I just turn on hot water with temp set at upper end of tolerable. Then, when well pump kicks on, there is a noticeable, but tolerable drop in temp. It is also inconsistent for low flow rates - my bathroom sink won't trigger it unless I partially open a second HW faucet to increase demand. I've learned to live with that as a trade off for long hot showers - something that even a typical 30 - 40 gallon tank heaters can't guarantee! Overall pleased, but the vent hood solution/ issue is a little bit "Not ready for prime time" in my opinion. ... show more
