I have a 12 ft ceiling in my garage with a ceiling mounted opener and this perfectly fit the bill. It is easy enough to adjust to a height that reaches down low enough to access but not in the way for parking my car or working in the garage. Very easy to install and appears quite durable. The rope came separate from the handle, and you may need to use a screwdriver to pop the inner part of the handle out to attach the rope. At first, it wouldn’t pop out and wasn't sure how the rope was supposed to be attached. Once that’s out, it’s super easy to attach, fine replacement.
