The goods: As a simple install, it went up for the first time fairly quickly in under 30 minutes (most of the time spent reading instructions and checking which piece went where). This appears to be a well designed and constructed unit for the price. The material is light weight, yet appears strong. Now for the balancing comment: Do not expect this to be a perfect fit without some customization on your part. Not all RVs are the same. I spent the money on some 2" industrial velcro to bind some pieces together and secure to the RV for a more custom fit. Nothing difficult, just time consuming. You will need a ladder for installation and a helper would be beneficial, even though I did the initial install by myself. Take down was a snap (10 minutes tops) - the most difficult part was folding the unit to fit in the storage bag, but that was not bad. I think I could install this unit by myself in 15 minutes or so now that I know how it all fits together. I am very happy with this purchase, as it adds that extra 8'x15' room addition on the RV to give a place for kids' activities on those not so nice days and just to give a place to congregate once it gets too cool to sit outside on those fall nights in the mountains.

Without duplicating some of the other reviews, I do want to touch on a few personal observations after purchasing this for my 5th wheel. So, off to the races... 1) It takes a bit to sort out the 'puzzle pieces', so suggest you lay them all out on the grass or your basement to understand what you are working with. The instructions are not great (see also: not with pictures for dummies) so you need to conceptualize how it all fits together and the best way to do that is to lay it all out IMO 2) The quality is excellent, like a high end tent fabric that doesn't feel thin or cheap 3) Once installed, it will take a bit to make it "perfectly" fit your application, in my case I plan to customize how the sides attach to the trailer. While the generic velcro solution is ok, I think there is a better answer to be had. Not sure what that looks like yet but if you are buying this to be out of the box air and rain tight to the side of your trailer you may be disappointed. 4) The total vertical length is 'too long' but Carefree devised a neat solution, which is to provide slots to put your pegs into the ground so you can use this on uneven ground and then I rolled up the excess to create a tidy seam on the ground. 5) Once installed, you literally feel like you've added an extra room to your rig. In my application, I can now hang all my fishing gear after a day on the river, process fish, BBQ and stay warm and dry without stepping foot inside and dragging in all the mess, mud & smell. This is a great product to extend the summer camping season well into the Fall. 4 star rating reflects strong overall satisfaction on my purchase with opportunity to improve the installation instructions and that this pushed $500. You can get some remarkable tents for half the price and while I realize this is a specialty application in the end it's a bunch of fabric with zippers that is cookie cutter assembled to work to fit various lengths of awning rails...

Like the ease of installing and take down. However, after three months, 2 zippers lost teeth and a horizontal rip in fabric. These seem to be heavy zippers, yet lost many teeth and unable to zip. Have contacted supplier and yet to hear from them. Very difficult to talk to a person, so sent email contact. Included pictures of problem issues. I will hold back on review until I receive a response from supplier. I could have just gotten a bad room and a replacement may be the answer. This is the person who wrote the review. I have received a very positive and timely response. They are sending us a new room. They apologized for the inconvenience. A great company that stands behind their product. It is a well built room. Also, for those who purchase a vacation'r for the first time, look at utube as the video is very helpful when putting up for the first time. It's easy once you see how it works, but confusing when reading the instructions. After the video, it all made sense. I give them a 5+ rating. John

After only 2 seasons of use, we already have window hooks where the stitching has let go leaving holes. Also the zipper separated & 5 of the prongs broke off so no longer useable 😔 Very disappointing for the cost after such a short period of time!

I'm returning this screen room because it is a terrible product. I worked for a tent company and I can tell you this thing is all wrong. First off, it's not 16' - it's 12' and then they give you a small add on strip bringing it to 13'. I assume there's 1 or 2 more add on strips bringing it to 16', but since they don't label anything, I don't know. With all these add on panels, that is way too many zippers for durability or weather protection. Plus they're cheap plastic zippers. Where the panels zip together the trim is not cut to size so it can't zip - there is a 2" gap because the zipper trim is not cut flush. Rather than make various sizes as they claim, they give you a poor solution of these add on panels, and they don't even work. Really? A $1,000 piece of cloth and you can't bother to make different sizes or make it fit snug? Then the bottom isn't sized either - they expect you to fold it to size. Again no weather protection if you have tons of extra fabric at the floor. Plus that invites mold and mildew. I guess it's too much to ask to make it the correct size. I bought it for a specific awning size, but they don't actually make it to fit. Then there are the clips which don't fit to the rail. Booo. Then there are the pieces with 3m tape you're supposed to tape to your rv. No I'm not taping your junk to my $100k rv. The instructions make no sense whatsoever. I've never read such bad instructions and worse diagrams. They don't label the pieces so it's up to you to figure out what is what. It's just a bunch of pieces of cloth but no labels on them at all, diagrmas that don't show anything and wording that makes no sense. The vinyl at the bottom seems heavy enough and the polyester cloth is mid grade tent cloth. Nothing special but should hold up. Unfortunately the execution is awful. They even contradict each other - their instructions say one thing and their official video says the exact opposite. At first I blamed myself, but I'm quite handy and I sure know how to pitch a tent. After fighting to install this thing and then finding out it's not even sized as promised, it's being returned.

We ordered this for our Thor Motor coach for additional living space. We stay in our RV a week at a time. Currently we are staying in our RV in the winter. It was easy to install and a great addition to our RV.The material is very durable. My husband would like to find the skirt in additional lengths for the rest of our RV. It has helped a lot with the draft we were getting at the door to the RV. We don't have to be stuck inside when it rains, we can actually enjoy the additional space and stay dry. We added an outdoor deck for additional comfort. I would've like to have a clear window to zip on the inside to keep more draft out, I'm sure this was not designed to be used in colder weather.

This is a wonderful product. I've been enjoying it alot. It was very easy to setup. My only negative comments would be that you have to go outside to roll up or down the flaps for the windows. The other would be the door panel design. Gaining access to go in or out is tedious.
