We have enjoyed this sunroom from the moment we mounted the frame. Our pleasure with it increased as we continued the build and finally furnished it. As we really saw it was as we imagined it to be in our space. We have a 16x12 and believe it to be the best size, given we have a 10x12 gazebo of the same construction as a frame of reference. The material and craftsmanship are excellent for the price point. The company was fantastic to work with. We encountered two damaged pieces in the entire package, and they quickly resolved our issues. The build took us two and a half days, as my labor force was dynamic. The first day, we built the frame and temp-tacked it to the deck for stability. The next day, we built and installed the walls. On the 3rd day, we moved it to its permanent position on the deck and secured it accordingly to the deck and house. My family and friends refer to it as the living room, even though we have an actual living room. not shown in the pictures is the completed furnishing. It allows us to have a three-person couch, a love seat, two swivel chairs, two ottomans, three side tables, two corner shelves, two floor lamps, and a 50" TV, and still not be crowded. The picture provided shows some initial furniture staging as we figured out placement. I will add more of the final placement so you have a better frame of reference for your plans. Build tips: - Follow the book for the frame and roof install. It is great! - Build all walls laying flat and then secure them to the frame. It's easier to manage the screws and screwdriver, and it's faster. - Hang the doors last. - Ensure the flashing provided is sealed to prevent leaks down the back wall. - Buy a large tube of silicone and use it liberally where indicated in the instructions; the amount provided is insufficient for my comfort. So, points of clarification: You may see some leantos that resemble this design, featuring sliding windows and clear glass. They are not available in 12x16. They are available in specific sizes that I no longer recall. The windows in the 12x16 are removable from the outside and expose in-place screens when removed. We have preferred the blurry privacy glass that are the windows, as it is comfortable at night and helps contain firepit heat on chilly days. The roof is made of metal and a dark color, so it will absorb heat from direct sunshine in the warm months. Consider that and how you plan to address or mitigate it. We are looking to mount two oscillating fans on the house and see how that works. Overall, we are pleased with the purchase and the pairing of our open-air gazebo with the same style. Between my wife waking early on weekends to enjoy some alone time, to my daughter and me competing for evenings to use it with friends, it has proven our best spring project to date! The "living room" has extended our enclosed space and provides another space for "indoor/outdoor" entertaining. Next week, I will assist a buddy in building his, as he has enjoyed many nights in mine and now wants his own! We do live in SE Michigan, and I will update you on how it holds up to the winter, once we experience one. I do enjoy downpours on the metal roof with a cigar, a shot of whiskey, and a wee bit of jazz, or a nap! ... show more

We had a cloth top stand alone Gazebo for 6 years and replaced the top 3 times, not anymore! This guy is one of the best investments we’ve made to the backyard, fits perfectly under our eves so no moisture gets between the house and the Gazebo. We can now exit our house and watch the heaviest rain storms without getting wet. Curtains and bug screens are easy to use and seem like good quality(time will tell) I plan on taking them down each winter and store out of the elements. Still working out a good solution to stop the curtains from blowing in and out when closed, but a chair set against the inside works good for now. It took me a full day to install this, but totally doable with good tools and some basic skills. Parts are heavily when assembled, but easily manipulated solo. I recommend a helping hand, that would speed up the assembly process quite a bit. The roof panels took the longest, but mostly because uI took my time with sealant to make sure they wouldn’t leak and look nice by not over tightening the bolts distorting the panels. Overall I can’t say enough good about this. I bought it on Black Friday last year and waited until the spring to put it up, so the price was right although it’s totally worth full price. We had an inexpensive fabric 10x12 gazebo on our deck for about 14 years. When it was new it had a sturdy blackout lined top that lasted for about 5 seasons. Replacement canopies were nearly non-existent. The ones we found were nice but only lasted 1-2 seasons before being torn to shreds by the elements. Each replacement became more and more costly until the last one cost nearly $200. Time to look at hard top systems that can be left on year round instead of being taken down each fall. I also need shade from the morning and midday sun so my hardwood floors don’t get sun bleached. This product looked like the one. The instructions were detailed but you had to look closely to make sure you were putting components together correctly. Once you knew to look at the fully assembled photos for each section you kind of cracked the code on how to read them correctly. We did put the two center cross beams and the rear beam on backwards but it was easily put right again. I don’t see any way one person can do this on their own. It would be an amazing task attaching the roof panels as one person needs to insert and hold rubber standoffs from the underside while the other person on the ladder pushes the bolt through so the person on the underside can thread the lock nuts on. This operation repeats over 100 times and you have to hold the alen wrench on the bolt while the nuts underneath the roof panels are tightened. Seemingly impossible with one person but a simple task with two. I assembled the corner posts and cross beams prior to assembling in about 3-hours. The assembly on my deck with a friend helping took an additional 7-hours. I think it’s a two day project so you don’t get fatigued and make mistakes or worse….get hurt. Compared to the old gazebo with the tallest part in the center, rain now all drains to the gutter in the front and then off the corners. That’s great so you can exit my sliding glass doors and step to the canopy without getting wet. It also helps keep water away from under the deck and protects the foundation in that area. It rained the very next day and we had no leaks. The three boxes contained all the parts and there were extra fasteners of each type included. Each part is marked for easy identification. I recommend having these parts in the shade when doing final assembly. The parts absorb a ton of heat from the sun and could actually burn your hands if not wearing gloves. I would also recommend using a small battery powered drill with a clutch so you can install many of the fasteners. Get the correct bits. A bit extension will also help in some areas. The kit comes with some tools, and we did need to use theirs in certain areas of final assembly. The roof was a little tricky to assemble and we did need to loosen the fasteners on the roof mounting brackets as they had oval holes to allow for some adjustment which was needed. Some areas of the roof panels did not lay perfectly flat but some adjustments of the squareness of the four corner posts helped a bit. The four corner posts must be square to achieve a good result. Even with some sections of the corrugated metal not laying completely flat, the roof is sound and had no leaks. If you are not cognizant of the amount of supplied sealant you use on the roof, you will run out. We needed every drop from the two supplied tubes. It’s only been up for a day,,,so far we love it and I sat with my wife under it during this morning’s heavy rain. It will be great not to have to put it up and take it down each season. I’ll post again if any problems develop. I do like it and it was a better value than many we looked at online. ... show more
