I’m really happy with this thermostat. The extra sensor has made a noticeable difference in our house. We placed the additional sensor in the living room because it was always cooler than the hallway where the thermostat is located. Since using the extra sensor, the temperature throughout the house has been much more comfortable and stays more consistent. I’ve also noticed that the AC doesn't seem to run as long as it used to. I have had this for a few months now and it was a complete waste of money. First it never worked with my ring doorbell which I was ok with as I do have the ring app so I was ok with that. But it frequently loses its connection to the internet. When I say frequently I mean 7-15 times a day. There’s nothing wrong with the internet everything else in the house is connected and still working but not the thermostat. I have a schedule set that it doesn’t follow so that’s useless, and since it can’t stay connected to the internet I can’t even adjust it from my phone. I have always opted for Honeywell thermostats they have historically been great products but this is a high priced piece of junk that doesn’t do anything they say it does. I will be going back to my $30 dumb thermostat. ... show more

It was a little challenging to install due to complexity replacing a Nest thermostat. I added the room sensor, and I was able to set up my ring doorbell eventually. I ended up buying an additional room sensor and it worked really well. The two blue tabs need to be up in my setup, in the picture one was up and another one down, but both had to be up. It took some minutes for the thermostat to start working, it almost made me believe it was wrongly wired, but it worked eventually. For the ring set up, you have to click in the main screen and then go to the settings, look for the doorbell option. If you go to the settings on the left, it won’t show. ... show more

I've been using the Honeywell X8S for over a month now, and overall I've been extremely happy with it. I'm glad I made the purchase. The biggest reason I chose this thermostat is its Matter capability. I'm a very privacy and local control focused consumer, and having the ability to connect the thermostat locally to Home Assistant is essentially a non-negotiable requirement for me. The X8S works great with Home Assistant, and I've been able to create multiple automations around it. Because the Matter connection is local, I've also been able to block the thermostat from accessing the cloud through my firewall, which is exactly how I prefer to operate smart home devices. Setup was extremely easy. The thermostat seemed to automatically detect my HVAC system, and I was able to go from physically installing it to using it very quickly. I have it connected to a Carrier 3 ton heat pump system, and everything has been working reliably. There are a few things I think Honeywell could improve. First, Matter setup is unnecessarily dependent on the Resideo First Alert app. You have to initially set up the thermostat through the manufacturer's app before you can enable Matter. I don't think this should be necessary. The thermostat should provide the Matter QR code and numeric setup code directly in its device menu, allowing someone to commission it with Matter without first having to connect it to the manufacturer's cloud or use their app. For someone who specifically purchased the thermostat for local control and privacy, this is a frustrating extra step. Second, the thermostat does not currently use the most recent version of the Matter standard, which limits some of its capabilities (like indoor humidity and AQI reporting) when integrated with other Matter-compatible platforms. Hopefully Honeywell will provide a firmware update to bring it up to the current Matter standard. I normally keep this thermostat blocked from the internet, but I would temporarily allow cloud access if necessary to install a firmware update that improves its Matter functionality. That would be one of the few reasons I would be willing to temporarily reconnect it to the manufacturer's cloud. Third, there's no trim plate included. I had to purchase the Honeywell-branded trim plate separately. Unfortunately, it doesn't sit completely flush against the wall with my installation. I'm not sure whether the issue is with the trim plate or the thermostat mounting connector, but I expected a Honeywell thermostat and it's recommended Honeywell trim plate to fit together perfectly out of the box. I plan to run a small bead of white silicone caulk around the edge to make the installation look more finished. Finally, I wish the thermostat allowed the display digits to be changed to a different color. The background can already be customized, but the digits remain white. This is a relatively minor issue, but having the ability to customize the digit color would be a nice addition. I took off two stars because these are issues I believe Honeywell could address relatively easily, particularly the Matter setup process, bringing the Matter implementation up to date, and improving the fit of the trim plate. Despite those shortcomings, I'm very happy with the X8S. It has been reliable, easy to set up, works very well with my HVAC system, and most importantly for me, provides excellent local Matter connectivity with Home Assistant. I think the price is in line with other smart thermostats and I've always thought of Honeywell as being a leader in this space. If local control, privacy, and Home Assistant compatibility are important to you, I can definitely recommend this thermostat. ... show more
