I ordered another item and after two weeks of waiting for delivery, I cancelled it and bought this garage door seal which arrived overnight. This is a flexible rubber and seems to be sturdy and well made. A few things I did before installing new seal: 1) I cut the old seal down the middle and slipped each side off, meaning the outside half & inside half. 2) I sanded down the T groves on the bottom to remove any corrosion and dirt 3) I also sanded the end of the T grooves on the end I would be inserting the new seal, to smooth any burrs or sharp edge to restrict new seal from sliding into groove 4) I used a stiff brush with Dawn/water to clean the T grooves completely, then I used a large Smartwater bottle, drilled a small hole in the cap. This allowed me to flush all of the dirt out of the T groove. I scrubbed and flushed the groove 2-3 times. Upon installing I trimmed the T rubber starting edge to form a point, used Dawn & warm water with a rag to wipe down about 3 feet of the seal to be soapy, along with using the brush to apply dawn/water to the grooves. Then it was a two man job, one feeding the seal into the channel, and the other to pull it along. After 2-3 feet, we would lube the channel & wet the new seal down again, and move it another three feet. I had about 1 1/2 inch seal on both ends and left it to see if any shrinkage will occur when the weather gets colder over the next few days. The seal looks great .... ... show more

  • A1 Quality ~ Better Than Similar Branded Products ...

Purchased this seal soon after a troublesome non-install resulted from a similar product for a nice insulated 16x7 door with a goooood original track on it. Once this one arrived a few days later and had been un-boxed immediately found it to be of much better composition - the others issue had been just that - thin flimsy very soft leads to the T's along with those 2 lil T's. That one couldnt even make it past 6ft without rolling inside itself which made for a waste of a whole day trying more than a dozen times to get it to work soaked with spray lube ! SO lets give this one a try - brother b the feed man - I got this past that 6ft mark within a 1/2 hr (aint saying its ez by no means) but already knew it was going to make it across AND it finally did maybe an hour later - it wasnt without a few issues BUT the jobs completed AND without a call to a door installer as the last pos did - he even stated thats what it was ! This ones now doing its duty as intended. Good product - Good Price = A1 Value. When shopping for a new seal such as this - read thru the reviews - safe to say you'll spot mine on the similar products item page and it's NOT at all similar to this one ! ... show more

Easy to install with a little prep work. I removed the old seal, cleaned out the bottom of the channel, and sprayed it with silicone. I pushed it into the track, (pulling can stretch the material), and trimmed the end where I pushed it. I like the little plugs that close off the interior channel. I can't speak to long term reliability as it's only been in for two days, but so far, so good. ... show more

  • Very difficult to install. Extremely stiff.

I almost got a hernia when I installed this. Extremely stiff, hard rubber. Took over 2 hours to install and even after lubing the track I could only move it a couple inches at a time. So you can imagine the frustration on a 16 ft. door. After all the hard work to get it on now my door won't go all the way down due the hardness of the rubber. The top panel is not vertical so I have a 1-1/2" gap between the door and the top seal. I'm going to try and get it out of the track today but if it doesn't pull out easily I'll have to cut it out and take the loss. ... show more

The quote to have this replaced was $397 from Mesa garage doors. It wasn't easy to get this item into the track and I had to remove the metal part put it in on the ground and then attach it back to the garage door. It took some work but definitely worth the price difference.
