I waited year to write this review. I used my tarp as an an outdoor over-winter cover, for 7 months in Michigan. I only checked on it occasionly over the winter and each time I checked, it was in-place, tight, and shedding snow and rain (and we had a doozy of a winter). Now that I'm taking it off, I see no streching at grommets, nor wear at touch points. I now have no doubt this will easily last 3-4 or more years. VERY PLEASED

This tarp is thick and strong, seems durable. The size is truly 12 ft x 12 ft. The color is dark brown. It has a coated layer (in black color) at the back, providing added protection. The metal grommets are strong and in good workmanship. I am using it to cover a jacuzzi and time will tell if it last long enough. So far it works fine. No leakage. It cost a bit more than the thinner tarp, but since I am looking for a more durable product I think it is reasonable since it is 20 mil, and I am pleased with it.

Fantastic tarp! We've had so many others fail/tear/rip that it's really refreshing to find this one, which performs the way one would hope. Unless you're using your tarp indoors or in a very protected spot where the only issue is rain protection (not high winds), we definitely suggest that you get the heavy duty option. The only reason we're giving it 4/5 stars is the grommets: they don't last very long in high winds. We lost half of them in the first storm (50+ MPH winds). Fortunately, the tarp's edges are reinforced by some serious nylon rope so our equipment didn't get drenched. And, so far, the tarp has not been punctured by the wooden frame we pulled it over and the places where we tied it down survived the grommet failures because of the reinforced edges. One thing we learned is that, when tying it down, it's better to leave a bit of slack in the tie-downs rather than making it "tight as a drum". A little bit of 'play' seems to allow the grommets (the primary point of failure) a bit more of a chance to survive. Someday, somebody is going to design grommets that CANNOT fail... if this manufacturer figures that out, they will have the single best heavy-duty tarp on the market. In summary, we can't call it perfect, but it's darn close!

These are actually heavy-duty when compared to other poly tarps. I had 4 brands of tarps covering the side of building for shade. All claimed to be heavy duty. One even said Ultimate. The first to fail was Brand A (ma zon). But it did cost less. It failed in under 7 days, ripping most it's grommets out in a light wind. Second to fail was 20 mil Ultimate class which cost the same as these Core Tarps Extreme 20 mil. Third to fail was one bought at Walmart 14 mil. This brand is still holding, and was the first brand I put up. It has a very thick and tough border rope that is up to 3 times the diameter of the other brands.
