PAY ATTENTION AND READ THE INSTALL DIRECTIONS CAREFULLY! NOT ALL TOILET SEATS INSTALL THE SAME! With the beamis you must place in the screws through hole 1st and bottom piece. Use a screw driver for quick assistance. Once you place bothe screws in. THEN you snap on toilet seat and it goes down flawlessly and perfect. I noticed in the pics that people were screwing on the seats along with hardware and yes hinges will break and seat will not go down because its being installed incorrectly! The directions are much more clear on the Amazon website when you press the item for purchase. It's a pretty good toilet seat for the price. ... show more

This is the cheapest Bemis toilet seat I could find, it’s cheap and it shows, it is thin plastic and feels cheap, but it gets the job done. 4 stars for the cheap feel, I wish I bought a less cheap feeling seat. This is good for the money and I have always had high regard for the Bemis brand

It is solid plastic. Thin, solid plastic. I have never seen in my 60+ years a toilet seat made this way. Not a complete failure. I sent it to a friend who has a remote cabin and an outhouse. He says it is perfect. So, if you have an outhouse, GET THIS!!!! The purchase, it was my fault for not reading everything carefully. I know this is probably an uncommon issue, but the one rec'd appears to have a damaged hinge. It sits slightly cocked and I immediately noticed something was off because one side wouldn't open fully (close to 90º) before placing it on the toilet. It goes on okay and opens and closes fine, but the "slow close" really is that - SLOW. Will see if it improves over time.... or I might exchange it pretty soon. ... show more

I had a Bemis wooden toilet seat and it was great. I decided on the plastic because it's easier to keep clean. The nice thing is all the hardware from the old toilet fits the new toilet so all I had to do was pop the old one off and pop on the new one.
