Phil's service to our country and his ability to help other veterans through this book is awesome! Phil does a fabulous job of explaining the process of buying real estate and building wealth through the process. Phil gives practical advice on multiple fronts and is an expert in this space.

Unfortunately, this book only skims the surface of what a buyer needs to know to truly leverage their VA loan. It's also absolutely packed with filler, including a 5+ page section of literally nothing but a month my month table of loan amortization and a strange, lengthy tangent into the Author's experience after an alleged ND during training. Topics 100% not covered in the book anywhere I saw are how the VA determines secondary entitlement (IE it is possible to have 2 VA loans at once, which the book mentions only once and never explains) how the VA interacts with other veterans real estate benefits of which there are numerous, or any analysis on strategizing cash flow into debt service for multiple properties, some conventional and some VA, even though that is the natural target endstate for the entire property acquisition process set out. What you are left with is a very basic book about real estate investing with a seasoning of military anecdotes and one or two brochures worth of information about the VA loan. ... show more
