This book really does seem to have absolutely everything that a beginner needs to start success bound attempts to invest in real estate. Baby step property valuation & risk analysis is the start -- including tips, formulas that should help any beginner. Covers basic tax, law, measures (NOI, cash flow, capital rate, all very basic explanation -- nothing really in depth). Gets into short-term rental: Airbnb, setup, management -- all according to an "Airbnb expert". The material is engaging & even a bit interactive -- which is surprisingly important for learning. Also covers some of the more typical beginner and even some more advance property types: apartments & single family homes to multiplexes and even dips into commercial properties (but only basic pros & cons -- nothing too in depth). Does cover many, many -- but, of course, not all -- of the problems that will likely crop up like pitfalls when managing tenants & reacting to market fluctuations. I can recommend this book but with the caveat that any serious investor should always seek as much knowledge & information as possible before investing.
