This book is a must read for the new and experienced real estate investor, broker, and agent. It should also be read by anyone buying or selling their primary residence. One concept in this book can help make a transaction, that otherwise might not happen. The book can play a real role in your financial future. The concepts in this book are real life. The examples are well laid out, and easy to follow. Obviously, there are many, many real estate books out there. Most of them basically saying the same thing. But, I have to believe there are concepts in this book, that are not found elsewhere. I have been in the creative real estate business for 30 years. This book was not only a great overview to all the subtleties of seller financing, but it also demonstrated extraordinary ways to conduct multi-party or time-phased transactions involving primary and secondary parties, or outside assets (in addition to the property of interest), to structure a real estate deal. Honestly, I had never ever considered many of the ways to create a deal based on the needs/interests of buyers... it was quite eye opening. I am an experienced stock market investor, and well versed in balance sheets and valuation metrics, and financial "formulas" for buy/sell analysis for investment assets, but this book showed how ignorant I was in real estate finance. Kudos to the author for a book that not only explains seller financing but goes to great lengths into the art of the deal. The book also talks about techniques to ensure that the note that is created is well-structured for future resale - including details on how the terms should be written. I only wish I could use it for my home. I just cannot attain - through any way shape or form - the ability to get buyers with sufficient resources for the down payment. Oh, well, I would have loved to implement seller financing and be the bank. Instead, I'll have to rent it out! ... show more

Having been involved in numerous creative financing real estate transactions in the past, I frequently survey new books to find new techniques or ideas. I purchased and read Chuck Sutherland’s new book “Creative Seller Financing” and found a clear and logical explanation of numerous methods of seller financing. Mr. Sutherland’s excellent descriptions of the various methods include a strategy overview and solution, followed by a summary of the steps in a real transaction, and the “benefits” received by each of the participants (buyer, seller, broker, etc.). For emphasis, he concludes some of the examples with Key Points that the reader should understand. In addition to the direct use of the methods described in the book, one can extract and combine pertinent ideas and points from the various examples, in a “mix and match“ manner, for the user to satisfy all the considerations in any particular scenario. I believe this book should be available to both new and seasoned buyers and sellers of real estate who contemplate using creative financing techniques. I have been reading many creative financing books lately and this one became a quick favorite. I love all of the examples of what is possible using creative financing. The examples help to illustrate the principles and show them in action.
