My husband recommended I read this book after we decided I’d take over the management of our real estate company. I had no prior knowledge of REI, let alone being an effective landlord. This book has quite literally everything you could need to be successful as a landlord. Whether you’re just starting out and own no property, or own dozens and just want to be better, this is a MUST READ. The chapters are divided to make it so easy to refer back to specific sections as you need them. Not only that, the appendix features exact copies of the forms and documents you could need for your tenants. With all of the info, it’s also an easy read. Are you looking to buy some rental property? Do you already own some rental property? Either way you need to get this book if you plan on managing your rentals! And if you own less than 20 properties and you are not managing your own rentals then you are throwing your money away! (not in all cases but why would you pay someone to manage your properties when you can do it yourself, easily!) This book is amazing and it shows you how you can manage your rentals with ease. Very thorough, while also breaking everything down to its most simplest form. This book shows you how to train your tenants for success and also how to deal with ones that are not the best tenants in the world. It shows you how to select the best tenants and how to properly screen them as well as how to deal with inherited tenants when purchasing existing rental properties. Either way if you are managing rental properties or plan to some day, this is the best book on the market to learn and or expand your existing knowledge on Managing Rental Properties.     • Useful fundamentals, but management is learned in the doing

A useful and well-organized guide to the operational side of owning rental property. It covers tenant screening, leases, maintenance, communication, systems, and many of the recurring issues landlords actually have to manage. The strongest message for me is that successful rental ownership depends on consistent operations. Buying the property is only the beginning. Protecting its value requires good maintenance, clear expectations, documentation, and the willingness to deal with small problems before they become expensive ones. Having managed rental properties myself, some of the material felt fairly basic and real situations are inevitably messier than any handbook can capture. Still, it provides a strong framework, particularly for a new landlord trying to build good habits from the beginning. Heather and Brandon Turner wrote this book, very well. These are their own writings, you’ll notice a handful of misspellings inside the book. I certainly was not looking for a book that was by professional writer. I wanted a book by people, sharing their experience in the business. This book is perfect. 15 chapters and over 350 pages of experience. Not from lawyers, not from contractors, not from tenants, but Professional landlords. They stuck to what they dealt with, and I feel they have conquered. They’re not gonna tell you how to fix wear & tear. But they will advise you on contractors. They’re not gonna take you through Microsoft Word or Excel, but they’ll tell you what you need to do on it. They’re not gonna give you specific mortgage financing advice, they want you to know the things that unsuccessful landlords haven’t been able to achieve. They’re not going to discuss advanced cash flow calculations. They will give you confidence that this business is very doable. ... show more
