For anyone who think's they can get anywhere in this business without investing time, effort and yes, some money, is kidding themselves. Few people have what it takes to make this business work. I promise you, with effort and persistence you, "ANYONE" CAN do it! My Husband and I (ordinary people), have read Marko's book and attended several of Marko's seminars. We did buy into his coaching and committed 100% to our success. We proudly call Marko a friend and trust and admire him and we are LIVING PROOF the methods in HIS BOOK AND THE SYSTEM HE TEACHES, WORK! The best part of all, we get to help sellers and buyers that are having problems with selling and buying the traditional way. We have actively worked his system with consistency and dedication and at the beginning of 4 years and using ONLY the methods Marko teaches, we have purchased about 16 homes and counting...In our 5th year alone, we plan to step it up a few notches and buy 10 more in 12 months. My husband will be able to retire from his day business (construction & remodeling,) at 45yo once we have $10,000-$15,000 per month in positive cash flow!! Yes, we will no longer have to work!! Mailbox money that we get paid every month for doing the work once! Not to mention front end and back end profits! This book opens the mind! I had heard about this possibility but, quite frankly, it seemed impossible. So I bought his book to find out how this could be possible. While it is not a book about how to DO this business, it is a book about How it IS possible, and even VERY likely to succeed, when following the program. So, I purchased a course, and attended a live conference. And oh boy am I glad I did that!! My husband attended with me and he was very impressed. We met people who have just started and succeeded, other for whom success took some time, He has made an amazing members learning center, at different levels, available to all who take the course. If you have little money, there are steps to success. And if you have more money, there are other steps. It works because people with little money need different (no-money) strategies to be able to move ahead, and people with money can invest into tools that make things easier and faster. While it may take one 6 months to 1 year, it may take another just 1 to 3 months to make a profit the size of a year's salary! This is amazing. What he offers is fabulous. I highly recommend his training program. Marko is a man of fairness and integrity. The book explains the essential foundations of what he does and the most important concepts of how and why this works. So, it is possible for everyone to do what he has learned in his years of experience in this area. And of course, he provides lots of testimonials in the book. You learn A LOT at his conferences.

As a retired real estate broker in Los Angeles County, California, I long ago knew you can't do this, it's illegal! Now almost 40 years later, I looked at this book a second time in 3 years. "Could it be true?" I thought for years that taking a property subject to was a great opportunity, but against the Law. I kept thinking about this over those 3 years, and finally decided to buy the book. In it I realized, it was only Bank policy that kept us from doing this. Being a Broker before they started to put "Due on Sale" clauses in a note and Trust Deed, and following the court cases as they happened, I took over several properties "subject to". Eventually, the court cases favored the banks, and an industry-wide perception developed into it not being legal, or at least, not being wise, to take over properties this way.Almost all investors stopped doing it, and so did I. Now as I've read the book several times, looking for flaws in Mr Rubel's approach, I not only found none, but also renewed my interest in acquiring properties this way. I've called several real estate agents, only to have them alarm me of these dangers. It's then I realized, this is only a perception of truth taught to this industry. It is a belief, that you can't shake these people from. Fear of trying was palpable. But it is legal and in my best interest to buy this way! The third time I read it and listened to the testimonial available to show how ordinary, everyday people were acquiring properties this way, brought a challenge to me. Should I listen to the fear, or listen to the Law (or what's not in the Law)? I have chosen to go forward with a few caveats. As the Lender has the right, but not the duty to "call the loan" based on the Due on Sale clause, I knew it has some risk involved. The question then is, how much risk? Are Lenders now calling loans due? What must they do to enforce they rights? Does it make sense for them to do so? After much thinking about it and reading all I can find (from both perspectives), I'm moving forward to find situations where this is a good solution. This is where Mr Rubel's book comes in. He not only discusses and gives testimonials to the success of acquiring properties this way, but also to the simplicity of it. Also he shares how it is often more profitable than most "fix and flips", and wholesale deals. While everyone is chasing these more common approaches, Mr Rubel, and those that believe him, are accomplishing unbelievable profits. This is where I want to be! Mr Rubel has systematized every step along the way. He has given us a presentation that works and it profitable and quick to complete. His negotiating skills are unparpalelled! My suggestion, as a Retired Real Estate Broker with 12 agents at one time, is to give this book a chance, and read it as if you believe it. Then look for the flaws as I did, and I think you will not find any. Thank you Mr Rubel for writing this controversial book that stands up to scrutiny. Norm Turgeon

Marko Rubel's # 1 best seller is an easy read. I especially like the author’s presentation in clear structural form he presents his investment strategies (Method 1, Method 2, etc.) making them readily understandable in theory and more easily applied in practice. [The methods also have descriptive names not simply numbers.] With this clarity (something I really appreciated in his writing style), Rubel introduces the readers to his seven strategies. If his own story doesn’t prove his methods can work, the case studies of his students gives the reader even more reason to believe they are credible. This book should not be passed by. A native of Croatia, Rubel made his mark as a professional boxer. The discipline he learned as an athlete, he would apply later in life to be a disciplined businessman, a key ingredient to becoming a successful entrepreneur in the US. Marko immigrated to the US, his adopted homeland, which he describes as "the greatest country of all." His love of the country and the opportunity it offers to chart your own course in life is evident throughout the book. It is for him, not just a business principle, but more importantly a basic life principle. With few resources to call his own entering the US, his talent, energy and passion propelled him into success and changed the direction of his life. Marko's imparts his approach to real estate investment in theory and then in example. The reader can readily understand his approach. The book is divided into three sections: the business model, case studies (examples) of his methods, and a bonus section with additional unique strategies which can be pursued but vary somewhat from his methodology earlier outlined in section 1. Rubel's philosophy of life is heavily influenced by Napoleon Hill (1883-1970) who believed the individual is the captain of his own fate choosing either to be a victim of life’s circumstances or its director. Hill believed the individual can choose his attitude toward life and therefore can engage his passion, be positive and overcome life hurdles. Marko Rubel clearly exemplifies Hill’s philosophy in his own American story.

Marko Rubel's book is thorough and full of tips on how to invest without banks using 7 strategies that require little or no money down. These are unique strategies that he has used and has published them along with several testimonials from students who were coached by him. There are several links to a website that have videos and other helpful info. These were the things I liked about the book. Even though the book is full of information and even provides some of the paperwork, there is more that you would need to actually succeed in these strategies. He also cautions the reader about the pitfalls and the importance of training and coaching, which he provides to clients. All in all this book is a good starting point for anyone who is flirting with the idea of Real Estate investing.

I've spent too many years and too much money looking into and purchasing Real Estate investing books and courses. There are plenty of real estate investing books which will cover wholesaling, fixing up or rehabbing and flipping houses, renting and tenants, and dealing with banks and other financing. Then I found Marko Rubel's book "How To Invest In Real Estate Without Banks". Just the title alone should peak any investor's interest. I like that the book starts with Marco's story, his beginnings coming to the United States looking for better opportunity, his experiences working for companies, and how he became involved in real estate investing. From here the book becomes a step by step outline on How To Invest In Real Estate Without Banks describing the fundamental principle of building wealth in real estate, why most investors struggle, the consequential facts many investors ignore and the reason why most remain broke. The next chapters detail the wealth building components of real estate, pros and cons of ways of acquiring and owning real estate, the Unlimited Funding Mechanism, what it is, how it works, why it works, why isn't everyone doing this, acquiring ownership using Unlimited Funding, and answers the many myths and questions regarding acquiring real estate "subject to" and how it can benefit sellers. Once you have acquired real estate, you may want to sell it and the book also provides the steps to sell quickly with the Niche 2 Wealth Business Model and how to sell properties that most people want to live in and how to do it without competing with all of the other real estate investors out there. The book also has 10 case studies of deals closed by Marco's coaching students and how Unlimited Funding and Niche 2 Wealth Mechanisms helped them to help the seller and close their deals and what the students earned from the transaction. What I also liked is in addition to the book, Marko also provides free access to his website from the links contained within the book which host the videos along with additional resources and forms. In summary, this is the most comprehensive book you'll find out there on how to invest in real estate without banks, rehabbing and tenants. The book contains in-depth knowledge and credible information. You won't find a more comprehensive guide to investing in real estate with little or no money down real estate investing out there for the price.

I've read a few books on Real Estate investing and all of them have basically the same thing: find money, fix and flip, fix and hold, build and hold, multifamily properties are better for long-term investments, private money are cheaper than hard money, and often you see something like "buy my business-in-the-box and relax while money is rolling in". This book has a different approach: not only Marko is introduces the new concept, he gets into details, provides a proof that his system works and encourages further learning. There is no sales pitch and no promises of getting rich overnight, although there is a promise of a lot of work to get the system in place to realize the profit under the new concept. Now, the kindle version of a book has a few technical glitches: under android OS you have to go to external site to watch skype interviews, just as you wood reading a paper copy of the book (works fine on Kindle and iOS.) Also, the website with video interviews and tools requires you to enter your information every time it is accessed, even if you've visited the site before. This may be the limitation of design, but it gets old after a few times. My overall rating for the book is 5 stars: easy to read, easy to understand, and easy access to proof, resources, and useful tools. And most importantly, the material presented not only encourages further learning, but stimulates action, which, to me, is more important than the learning itself.

I have the hardback, Audible, and Kindle versions of this book. I have been to several REI GURU seminars / trainings & have spent a LOT of $$$ on trying to figure out a quality REI solution. Marko's strategies & solution packages are developed with such sincerity and real passion. Don't think that this is a GET RICH QUICK program. While Marko exposes us to his, now (our), system in the book, it is foolish to believe that this is the only thing you'll need as a stand alone purchase to make life changing amounts of money. Like anything that's truly worth doing it involves WORK, TRAINING, TOOLS, and TIME...Marko provides the necessary TRAINING and TOOLS to get the job done. It's up to each of us individually to take the TIME and put in the WORK elements to complement the training and tools. Comparatively the work involved once the system is learned is potentially much less than other occupations and even REI strategies, for potentially greater returns. I encourage everyone that has any level of interest or curiosity in the REI world to Invest in this book as an awesome starting point and Marko's other trainings to complete the package. I am not affiliated with Marko's private business and do not profit in anyway for this review. As someone that has been exposed to multiple other teachings and trainings. Hands down this is the one I find the most value in. You'll get out of it what you put into it. If you fall short don't blame Marko or his team. He has put in the expertise that creates the potential for a real solution to success in the REI world. In a way I wish I had found this book and his training before any of the rest of them, but at the same time I'm glad I didn't because if I had, I probably wouldn't be able to appreciate the genuine quality, training, resources and tools Marko has developed and made available. I'm Dr. Mo Webb and I approve this message... :)
