Love it !! Well built easy install, get more for your money and the mfg has a Proven record. I was going to buy the other one by lifmaster wich was more cost. I took a chance and bought this one and I'm glad I did. It comes with light,door lock,wall mount button and remote for my UTV. the cars these days all have remotes you can program to work. I found this to be very easy to program.. the hook up is straight forward just read instructions before you start and do each step one by one and it's easy as pie. I installed it on my 10x12 and 12x14 And they work great. My doors are new and perfectly setup balanced like they are supposed to be so there is no strain on the opener. Help this helps someone out there. ... show more

I have several large overhead doors on one of my buildings. I wanted to automate at least one; got tired of giving all of them the old heave-ho to get them open. Not getting any younger! Anyway... I chose one of the 12H x 14W doors. The height and weight (280 lbs) pretty much ruled out any track and chain type drive. I reviewed a bunch of specs and decided the Genie should do the job. In short: it did! Installation was very straight forward and easy. The instructions provided are clear and well thought out. There's even a nice video that walks you thru it. This particular door needed some adjustment and the torsion springs had weakened. I decided to replace the springs (which I did myself and that went well - thanks, YouTube!) So after the clean, lube, springs, and adjustments, the door was easily liftable with one hand. BUT... I actually installed and tried the Genie before all the spring and door work. IT STILL LIFTED THE DOOR! Honestly, step 1 of the install is to make sure your door works smoothly FIRST. So needless to say, the Genie worked much smoother and quieter after all the door work. It's nice to have a 12ft door that will open all the way automatically. One caveat to my installation I'd like to point out: I own a scissor lift, so all the spring and opener work was much easier (and safer) than having to climb a ladder over and over across a 14ft wide door. I don't think I would have liked working that high on a ladder. I will say, though, if I had to install just the Genie on a tall ladder, it was easy enough that I could probably do it. The mounting is super simple; the unit slides onto the torsion bar and one lag screw secures it to the building frame. (Now running all that little beam break sensor wire over and down to each side would have been tedious on a ladder.) So overall, the Genie was easy to put in, seems plenty strong to do the job, and I may end up doing the other doors as well! Also, the wireless opener switch works great and the key fob opener works from like 50+ yards away. I can open this door from across the road at my other building! Cool! Too bad I don't have wi-fi at that building. It would be nice to be able to use that feature from my phone. ... show more

This opener solved several issues in my garage/hobby shop, and is much better than I expected. My doors are 8’H x10’W, insulated with metal skins inside and out—heavy! The tracks are low headroom, not recommended for this opener. I also have a trap door to the second floor for storage that is close to the end of the rails. I couldn’t use a traditional single rail opener because it would partially block the overhead opening. A shaft mounted opener appeared to be the best solution, even with the warnings from the manufacturer. With a little tuning of the door’s counterweight springs, the opener works like a charm. Setting it up was easy, and the drive is q-u-i-e-t! I am buying two more for my other shop door and the house’s attached garage. Really impressed and happy with this buy. ... show more

    • Read this before you order! No WIFI.
This model does NOT have Wi-Fi or battery backup. The optional Wi-Fi is an additional $60. Its actually cheaper to buy the battery backup model with Wi-Fi than to add them later. Otherwise I love how open and free my ceiling is and how super quiet this opens the garage. My dog doesn't even hear it. He used to bark when the door was opening, not any more. It's a great opener, just no Wi-Fi feature. ... show more

But if you want product support thru Genie website chat, you'll have to spend more money than what I paid for this one. Genie calls it a level 2 grade and you have to wait 2-3 days for a call back. The bluetooth light would lose sync when I hung it in my office only about 30 feet away. I can simply lower the light to the floor and it works. I'm going to take it apart to see if I can add an antenna to it. So the image is the shaft extension I had to come up with, because the garage door shaft only had 1 1/4" protruding past the support bearing. All it took was a 10" long, 3/4" DIA bolt and a 2" spacer of 1" DIA to hang the Genie opener onto. The other image is my shop. Built in 1953, those are the original wood panel doors and the Genie opens the right side door with ease. It works so well I am going to order another opener for the left side door as well. I bought my GMC in February 2000 from the original owner, and now I can drive right in the shop without having to go inside first to manually open the door. : ) ... show more

Great door opener everything works as should. Only gripe is it shimmys when you first hit button to close it. I tried tons of things to fix it before i read the instructions and ut says it does it to test the system. Its annoying, but by design.
