    • A must-read for syndication due diligence

With one exception, books that I have read on syndications do not provide a complete and detailed framework for how to perform due diligence on a syndication. Some books may make a notable effort, but they do not come close to fully explaining, from A to Z, how an investor can / should conduct due diligence ahead of making an investment decision. This book stands out by doing just that. It lets the reader come away knowing how to perform due diligence at a level that is accessible to the average investor and also thorough enough to engender confidence in the investment decision. Note that the due diligence process is likely to be very time consuming, and the author indicates that investors will have to get a significant amount of practice before being able to perform the process competently. The content focuses very heavily on multi-family real estate syndications, but the author does address other types of syndications (including debt funds) and readers can extrapolate to fill in the holes if they need to apply what the book teaches to other asset classes. The only other book I know of that provides a thorough discussion of syndication due diligence is Brian Burke’s “The Hands-Off Investor.” Of course there is overlapping content between the two books, but they each add something different to the conversation. As a passive investor who has participated in more than 40 syndication deals myself, I found a lot of truth in Both Sides of the Table. The book offers practical advice that every syndication investor should take seriously, especially when it comes to vetting sponsors and identifying potential red flags. I’ve had experienced fraud similar to the one described in the book, which made many of the lessons particularly relevant to me. I appreciated that the author doesn’t make the book overly technical. The personal stories make the lessons easy to understand and bring the real-world risks of syndication investing to life. I found Both Sides of the Table extremely valuable and would recommend it to anyone interested in investing in real estate syndications. Read this book before you wire your first dollar. It could save you from making a very expensive mistake. I think this book would also be valuable reading for sponsors. This book is an excellent resource for passive investors. What I liked most were the first-hand stories of passive investments gone wrong--thinking about the downside should always come before dreaming about the upside. I also like that this book doesn't just educate you on the principals of passive investing, it also counsels you on the practice of passive investing--which is a nuance that many investors miss. It's easy to focus on definitions, returns, and when you get your K-1s, but what are the human factors you should really be looking out for? This book will tell you. Investing in passive syndications is a high-stakes pursuit, the cost of this book and your investment of time to read it will carry a higher return than any investment you can make, especially if it helps you catch something that saves you from taking a loss. I recommend that you read it before you make any passive investment, and am glad that Paul took the time to write it, and share his experience with other passive investors. ... show more

As someone who has invested both as an LP and as an active GP owning and operating over 1,000 apartment units, I found this book refreshing. There are plenty of books that tell you what syndications are. Paul goes much deeper and teaches you how to evaluate deals, sponsors, and risk from the perspective of someone who's actually been in the trenches. What stood out to me is that the book isn't about chasing the highest returns or selling the dream of passive income. It's about protecting capital, understanding incentives, asking better questions, and recognizing where deals can go sideways before you wire your money. That's exactly how experienced investors should think. I also appreciated that Paul doesn't pretend every investment works out perfectly. He openly shares both successes and mistakes, making the lessons much more credible.
