I have been a real estate investor for a few years and wanted to start building my rental portfolio. I read Mark's book which has a lot of great information. He breaks down in detail all the costs associated with rental properties that most people overlook. He gives real world budgets and numbers from his own flips and rental properties that he owns. He also gives a lot of creative financing options and different ways to get loans and refinances to be able to buy more properties. The book is easy to read with practical real world advice. I started off reading a few of Mark's blog post on investfourmore.com and I really liked the content he was putting out. I liked how his content had real value and specific details pertaining to real estate. From there I knew I had to buy his book "Build A Rental Property Empire" in order to really understand how to build wealth in real estate. This book exceeded my expectations! Mark covers all topics in regards to building a rental empire. He explains why he believes rentals are the best investments, keys to successful investing, how to analyze and run REAL numbers of owning a rental, the different types of rentals you can buy, clever ways to finance or invest with little money down, and much much more. I love how this book is put together in a cohesive manner and straight to the point, you won't have to dig through a bunch of fluff... it's all really good material.   • Great Info, Poor Writing
Format: Paperback
Pros: Information and content: First and foremost, this book has a lot of wonderful, useful information. I am new to the rental real estate business and this book has given me a lot of good information to help me get started. Online Resources: There are a couple online tools that he mentions in this book that are extremely valuable and are, alone, well worth the price of the book. Cons: Grammar and Syntax: I have never read a more poorly written book. Though Lynda Pelissier is listed as the editor of this book, I am convinced that nobody, not even the author, read this book before publishing. Misspellings, misuse and omission of words, run-on sentences, and just a general misunderstanding of grammar and syntax makes this book extremely hard to read. It feels very much like the author began taking notes for a book that he would someday write then, once he had enough content, just hit ctrl-P and called it good. Redundancies: As a result of an apparent lack of editing, this book has many redundancies. The author repeats himself numerous times throughout the book, occasionally with identical sentences. This 374-page book could easily be consolidated to a 150 to 200-page book with some simple editing. Lack of Entity Information: This is very minor but I wish that the section about using an LLC to hold investment properties included a bit more detail, especially about tax advantages and the use of an LLC versus other entity types. Overall, the section about LLCs is weak. Bragging: This is also very minor – The book could do with a bit less bragging. I’m paraphrasing, but as an example: “You can expect to pay between 8% and 12% for a property manager. I only pay 8% because I’m great and I own a Lamborghini.” ' We already bought your book. You don’t need to prove to us how great you are by telling us that you get all the best deals, etc. Conclusion: It’s a wonderful book with a lot of very useful information. If you are just getting into the rental property business and can look past the minor issues listed above, this is a great book to have. ... show more

  • Inspiring and life changing!

My dad had several rental properties when I was growing up as a kid but I never really knew about the benefits of real estate investing. Over the coronavirus shutdown I wanted to better myself and I read Rich Dad Poor Dad was inspired to start building toward my future. I bought this book and it was amazing! Mark is really detailed and inspired me even further! He has a blog and YouTube channel that I keep up with and I recently bought some more books of his. I’m in college with my major being that of a teacher so I know the importance of passive income. However the more I have read into real estate, the more I believe I have a future in real estate instead. A friend of mine is a realtor and I bought him lunch and talked to him about real estate. It’s Christmas break and I’m off from college and decided to take classes to get my real estate license! I have Mark to thank for showing the benefits of real estate! I read his buying into success book and I really saw myself in the main character Mo. If you find you are still hesitant to get started, I recommend you read that book next for some extra motivation to get started! ... show more

  • Great book on rental property investing.

Initially when I purchased this book, the pages fell out and I was saddened because I was looking forward to reading this book. So, I went through Amazons item returning process and got a new copy of the book. I was recommended to read this book by a Youtuber who I forgot the name of. After reading the book, I would like to express my opinion of affirmation in this book. I think this book is extremely helpful for people who are getting involved in the real estate industry (specifically rental property investing). It breaks down chapters into sections which is very useful if you stumble upon a section and want to read it to get some quick knowledge about a specific topic. Furthermore, the author of this book is a reputable real estate investor who built an entire empire on rental properties and posts updates of his investments on his blog which is public. ... show more

  • A free blog organized into a book
Format: Kindle
This book is basically Mark's free blog posts smooshed together into a book you can pay for. I have no problem with a blogger finding ways to make money on his work but you should know that going in to your buying decision. Most of his empire building experience seems to be in the years following the housing crisis in a market that is very favorable to rental property buyers. This book could easily be called, "All my free blog posts put into a book you can pay me for about why you should have invested in Colorado real estate after the housing crash when everything was dirt cheap and there was a ton of money to be made". Although he talks about his strategies as if he's discovered the golden goose that will keep laying those eggs indefinitely as long as he keeps pumping in the corn feed, it's clear his success is largely based on favorable market conditions. In fact, the little bit of reading I've gone back and done on his blog shows that he's having to change his strategy now as it's no longer working after housing prices rose but rents didn't. I'm giving it three stars because the information is valuable but much of it is no longer relevant until we see a market shift. ... show more

It was a pleasant surprise to see Mark's prompt reply yesterday in my inbox. Not only has he written an excellent book for a beginner like me, he also helped me get started by answering two specific questions that I had! I am detail oriented and Mark's book provided me with details on areas where I had questions: How to buy a rental property below market value? How to correctly calculate the cash flow? What improvements would help target most renters? How to find and manage right sub-contractors and property managers? How to pick great renters? And what rent and returns to expect? Prices have increased in most areas and it is important to pay attention to numbers. The book has also helped me put together my own sheet to do such analysis.   • Real Estate Empire is a tangible vision. I'm doing it.

I am an investor from outside the US. I started out by making some fundamental mistakes. I found Mark on the internet and have been following his blogs and podcasts since. Mark is exceptionally clear in his way of presenting things. He is not trying to impress the reader by running too fast, rather he makes sure that he's entirely clear in the messages and processes that he explains in his book. I have read the book through in the first day after buying it, and have been returning to it again and again since. I highly recommend this book especially for beginners as it not only takes you through the technical stuff you need to do, it not only explains the fundamentals and the mechanisms of processes in the real estate realm, it provides a vision.
