  • It’s a whole new world
Being a real estate agent, leader, wealth builder for 15 years selling thousands of houses and it’s like being a student all over again. There’s an entire side of real estate that we were never taught and it’s life changing. I thought I understood creative finance fundamentally, yet Pace Morby takes it to a masterful level. There’s about 7-8 methods I didn’t even know existed… after having done thousands of transactions! It’s insane. I quickly implemented and just picked up a rental property for 3% interest on seller financing that will cash flow me about $800/mo positive. The seller got a higher purchase price, will make even more from interest payments, and that’s what he really wanted because he had already sold two properties this year and didn’t want more capital gains tax. So taking monthly payments was actually better for him. In exchange, he gave me terms that lets me have a payment so low, I can cash flow positive when regular bank rates are astronomical today. Now I see deals everywhere that wouldn’t work on traditional financing math. This is basically a book full of new solutions to help sellers when today’s traditional solutions aren’t as good for them. It’s a master class in creating win win scenarios between sellers and investors. It really is a whole new world that’s been around us all this time.   • Full of hype, full of fluff, very little actionable information
I'll start by sharing that I'm an investor with dozens of rentals and 135 storage units, I'm a REALTOR, a property manager handling 400 rentals and 450 storage units, and I'm one of the top posters on BiggerPockets. I'm no expert, but I know a lot more than the average bear. This book currently has a 4.8-star rating, but only because it's propped up by existing fans. I read through the book twice and highlighted all the meat. It adds up to less than two chapters, or about 20 pages. The other 220 pages are full of fluff, hype, or confusing contradictions. Let's start with the facts. The title is "Wealth Without Cash" which implies you don't need money to become wealthy, but Pace never justifies this title, and rightly so. There are opportunities to invest in real estate with little money, but it's an advanced skill, usually employed by people with a lot of investing experience. You are more likely to build wealth playing the lottery than you are to invest in real estate with none of your own money. Pace contradicts himself throughout the book. You don't need money, but you do. These creative methods are good for getting started, but then they are for more experienced investors. Just look at reality. Pace flipped thousands of homes before he got into creative financing. He already had a lot of real estate experience, a lot of money, great negotiating skills, and was surrounded by successful people willing to walk him through the process. Now he makes it sound like a cake-walk that anyone can do from home in their boxer shorts with just 15 minutes of work a week. In the back of the book he includes a FAQ section. This should also be full of short, actionable steps, but instead just regurgitates the same confusing guidance given throughout the book. Want to get started but don't have any money? Pace recommends you "find deals for other people, build up your skill set, and make a few grand a month." That's not wealth! It only works in certain markets, and it takes a lot of hard work and skill. The he adds that you can build a team of virtual assistants for "a few thousand dollars a month" to help you find deals. Again, that only works if you are already making a ton of money like Pace was with his flipping company. It is true you can buy a property with no money down, but it is hard to find those opportunities, it takes knowledge and experience to negotiate it, and you have to know which deals work for this type of scenario. Nowhere does Pace provide the reader with the tools necessary. The most laughable example? His self-proclaimed "Morby Method" which is when the Seller finances a portion of the purchase price, typically less than 50%. That means the buyer has to have enough cash (or traditional financing) to pay the Seller 50% or more of the sales price! First off, this technique has always existed and was not invented by Pace. Second, it requires a ton of cash and contradicts the book's title. More bad news? Pace promises hours of bonus video content. Since the book was light on details, I thought maybe Pace put the real meat in the videos. Nope. I watched the first four videos and they were just summaries of the book chapters while Pace drove around to show off his properties. Four hours wasted and nothing new added to the book. The book even includes an entire chapter on how to run a real estate investing business, which is funny since he hasn't taught you how to successfully invest in real estate and build a business. It's more fluff designed to fill the pages. I've used seller financing, lease-option, and other techniques listed in this book. The information provided by Pace is very basic, poorly explained, contradictory, and not actionable. If you want some surface-level hype, you could probably do just as well watching his free videos on YouTube. ... show more
