This is a great, easy to read book on Managing Rental Properties. It has a good mix of both basic property management for those new to the business, as well as a few helpful hints for those that having been doing this for awhile. I knocked it down a star only because it is a bit basic, but this book would be perfect for those with just a few units or those just delving into the wonderful world of property management. This is not like most real estate books. Many others read like a sales pitch: frustratingly repeating how great real estate is and how you'll get rich if you (insert general statement). This book is about action. It's a handbook. Do this. Here are the resources you need. Watch out for these common pitfalls.     • Excellent, Concise and Even Entertaining
My wife and I were accidental landlords many years ago after a surprise job relocation and being stuck with a mortgage on a house in a tough sellers market. No horror stories, but we know we could have done a better job. Now we are intentionally getting into the business as we are getting within a decade of retirement age. We want to do it right and this book has been a great resource as we dive in. I've seen some critiques that say the content is a bit basic, but I don't agree with that at all. It is well-structured and well written. I honestly didn't read a single segment that I didn't feel was useful. I especially like the links to document templates and information about regs in specific states. The personal anecdotes about the writers' experiences also add a credible and sometimes humorous punch to information that one would expect to be boring. Bottom line, at around $17 for the paperback, I consider this book a gift to a rental newbie like me. I highly recommend. ... show more

    • Don't get the Kindle version
While the book itself is fine, it's mostly common sense and the kindle format of the book is not worth the purchase price. The tables and charts in the Kindle version are difficult or impossible to read, and the "bonus book" which contains material referenced constantly throughout the book is not included for those who purchased it through Amazon (presumably to force you to purchase it on their website instead). ... show more

    • Spend a few bucks on a book to save many from avoiding mistakes
I have read this book three times and my wife has read it once. This book provides many forms that are available on his online site and we have complied our rental program system based on this book and the knowledge it has given. I have read other books but this one has been the best for rental advice. I am new to being a landlord but am excited for this endeavor. ... show more

    • Actionable practical advice
Recently moved out of my old residence decided I wanted to rent it and bought this book after listening to many of the podcasts. Best $20 dollars I've spent in months, the book has removed so much uncertainty that I had before purchase. All of the things they advise are simple and obvious but only because Brandon and Heather already learned the hard way so I don't have to. The sections on tenant screening, and how to develop systems to turn my rentals into a small business were the best in my opinion. The tenant screening process was a breeze for me thanks to the Google Voice account I setup on their advice and I feel more on top of all my paper work relating to the property than I have in my entire life. ... show more

I purchased the book to learn about rental properties. I thought at one time I may have been interested in renting properties. This book was very detailed in explaining how to manage rental properties and explained what licenses were required. The book also gives you examples on how to deal with customers, renters and gave resources to check out on licensing in the different states, etc. ... show more
