I thought I was getting what was pictured. Instead, I got a used, rough looking Public Library book for half the brand new retail price of $14.99. I paid $8.08 total for this book. I will stay away from private sellers....lesson learned! The book contents are great. It has pages and pages of tiny home floor plans along with detailed costs associated with each plan. So often home plan books say they have 'small' plans, but don't deliver. They'll have maybe a dozen, scattered through so you have search for them, getting more frustrated with each page. This book doesn't do that. As I go through a book, I'll turn the corner of the page down so, when I'm through, I can go back and compare the plans. With the variety of plans here, I realized thirty pages in that I'd turned down half the pages. It really is that good. The facades vary from sleek and modern to comfy country. I love this book because it’s exactly what I was looking for. I’m having a custom house built, around 1,024 square feet, and I needed some ideas and inspiration before I draw up my own plans. Each plan featured in this book has square footage, number of rooms, a description of the home, and a picture or computer generated mock-up of the house’s exterior (and more). Some plans even include inside photos of the home. Depending on how you’re going to use this book, it can be really helpful and valuable. Didn’t really find what I was looking for. I wanted something that gave better space planning. These are simple plans but don’t include good amenity type rooms enough. Like pantry, bar, better kitchens, better bathrooms, etc...

We're planning a "granny pad" for me on my daughters property. The book gives a lot of great ideas with detailed info on each choice. The tips for preparing to move & downsizing are very helpful as well. I believe the pricing is reasonable.
