Wow. How to Build Your Dream Home book 1 gave the overview of building your home from beginning to end. Book 2 shows how to prepare to build. If book 1 was the overview, book 2 is the detailed plan so that your finances are ready, so that you aren’t left halfway through a project that you cannot finish, and to ensure that you thought of EVERYTHING before you make an irreversible decision. In this second book of Kris Land’s Dream Home series, Kris shows you how to review home design and plans, how to calculate your estimated costs for this worthy project, how to prepare for every detail for the construction itself, and then finishes off with a build-site checklist so that you can start now. In chapter 1, Kris shows you how to become your own general contractor and save loads of cash doing so. In chapter 2, he dives into how a construction loan works. Chapter 3 covers home plans and designs (as well as how this will save you even more money). Chapter 4 is perhaps one of the most helpful chapters as it discusses your budget, from finding the best land to purchasing the land to land survey all the way to preparing a site plan. Chapter 5 touches on a topic most new home builders would not think of: the legal side to building your dream home. Chapter 6 gives some very practical advice on working with subcontractors, and chapter 7 is stacked with practical advice on suppliers you need for materials. Chapter 8 finishes the book with a high level overview of the entire process for getting your property ready to build.   • DIY has never been so easy!
Smart Do-It-Yourselfers don’t actually do it themselves, rather, they use videos or books as guides. In the movie, Journey to the Center of the Earth, the adventurers found “guideposts” left by their predecessor – A.S. and an arrow carved in the rocks. These guideposts assured our adventurers they were - despite their trials and tribulations – still on the right path and headed in the right direction. Kris Land provides similar guideposts for you in his book, “How to Build Your Dream Home 2”. Though, he cleverly uses specific icons to guide you, to prepare you, and to warn you. He’s telling you, “You’re on the right path, but be aware of this or take note of that.” These icons, alone, are gold for the DIY contractor, as they enhance Land’s already valuable advice. My wife and I acted as our own contractors in building our home and I wish we had Land’s book back then as it would have saved us time, money, and grief! I’m not going to review each and every chapter, though, rest assured, each one is well worth reading! However, overall, the book is written in a way that I found so helpful it honestly is clear it came from someone who walked in the shoes I’m about to walk in. For those of you who like to read a chapter and then get to it… don’t. I would recommend reading this book in its entirety. Then go back to the first chapter and start your project. But, if you’re going to go chapter by chapter, you’re in luck. Land begins each chapter with a summary, if you will, of steps to be taken. In essence, he breaks down each chapter into its critical components. His style is to really help you DIY. His book is not at all like a YouTube video that glosses over the hard parts like, “remove this widget and replace it with this one” and then you spend three hours trying to remove the widget without breaking it. His icons and his chapter steps are a great idea and very well thought out. In fact, you could go chapter by chapter just reading the steps and taking note of the icons and you’d be 80% prepared. But, do what I did, read the book cover to cover and get 100% prepared. When literally hundreds of thousands of dollars are at stake, the read is a very worthwhile investment. ... show more

  • De-mystify building your own home
I had been looking to better understand the process of building a home entirely on your own. Previously, I had two houses built by in-fill custom home builders - both experiences left me wondering how I could do it myself for our next home and save some money. Needless to say, I was delighted to find Kris's book! He lays out an easy to follow framework for success in building homes from zero to move-in day. I learned a ton about securing a construction loan, sequencing trades, buying materials, and my responsibilities as my own GC. I'm now feeling confident about being my own GC when it comes time to build our next home. Kris has written from the point of view of building in Texas which is well know for minimal building codes, few zoning restrictions, and reasonable permitting costs. If you're looking to build in other states (i.e. costal states) with rigid and complicated building codes and/or costly permitting processes, be sure to spend some time getting to know your local requirements. For example, it costs between $15,000 - $65,000 for permits in the Portland Metro Area for a 2,500 sqft. Single Family home depending on where you are building. Yes, you read that right - a delta of $50k depending on where you build. Environmental overlays and other zoning restrictions can exist that can easily break the buildability of an otherwise buildable property. Property taxes assessed on new construction in many states are frequently also higher than existing homes. Some states (like Oregon, California, and Washington) are putting new red tape on building single family homes in an attempt to encourage more multi-family affordable housing - a trend that will no doubt continue as governments weigh their options to address the housing crisis. ... show more
