Available in several colors to enhance the aesthetics of any roof. Ideal for use on flat and sloped roofs including, but not limited to, large and small buildings, homes, garages, patio covers, sheds, barns, stables, mobile homes, RVs and more. GacoRoof is a single component elastomeric air-dry silicone roof coating that can be applied year-round on properly preparied substrates. Excellent adhesion to metal roofs, aged asphaltic roofs, concrete, and aged single-ply membranes. An anti-corrosive metal primer may be used on ferrous metal roofs to help prevent corrosion from spreading. Not for use on asphalt shingles. This was over a failed torch down roof. I power washed and then applied Gaco with a roller. Some sections of roof got two coats, other section three coats. One of the problems is going over flashing. Metal flashing expands on heating and contracts on cooling, eventually breaking the Gaco seal. This can be dealt with by using a nylon mesh, bridging the gap and coating with Gaco. Also the overlapped seams of the torch down fail and break the Gaco seam, probably on the same expanding/contracting principle. The Gaco product has difficulty in bridging gaps-Even when coating the aforementioned nylon mesh it takes up to three coats to fill all the tiny squares. The specifications call for a 22 mil thick skin. A thousand square feet would take theoretically 15 gallons of Gaco, but on rough surfaces it takes a lot more than that.- I am paying $350.00 for a five gallon container. I can only get Gaco green in five gallon containers and after opening it has about a four month shelf life. A local handyman got one leak free year from a roof he did with Gaco and then it leaked in four separate locations in the first rains of the year. For problem flat roofs like this one go with a single ply membrane like vinyl or TPO. It is more expensive initially but gives better long term service. You should know that applying Gaco Silicone coating is not for DIY enthusiasts. I have seen the promotional movies and got really excited. I applied on top of my torch down flat roof, which had no leaks by the way. It was just preventive measure. They have promised a lot: long lasting, highly adhesive, no bubbling coating. Three months after the application I had everything they told I would not have. The advertisement claims anyone can apply it, but when I called the company to complain that my roof was bubbling up, the first thing they asked me was: Did you hire a professional to do it? From there the customer support went down the tubes. They did not open a ticket so I had to tell the same story over and over. They continued to blame me all the way. Here are some examples: 1) the roof was not clean or dry enough (not true), 2) your chimney is leaking (not true), 3) maybe you applied too much or not much at all (????) and the best: 4) there is something growing on your roof (not true). I showed a picture and some dark areas could be seen. Just dust debris from my dark brown shingle roof around the sunroom flat roof. Debris does not grow!!! I concluded that this is just a small company that has the potential to be big, but they are not there yet. They will get better whenever they start working with customers and stop insulting their intelligence. My next project is to hire a contractor and get rid of the flat roof. I just want to stay away from "high performance" silicone coatings like this. ... show more

    • Great for DIY Roof Projects
I have used this product about 6 months ago on a DIY roof projects. I had to re-flash my skylights and used this paint to seal the repair.. It has worked well. After that project it gave me the confidence to redo/repaint my whole flat roof with GacoRoof paint. Some background history: I have a flat roof that has a foam under-layer with an acrylic paint top layer. The original roofer that we used skimped on the foam layer (too thin) and on the acrylic thickness of the paint ( not thick enough). Two years later the foam underneath is being exposed because a lack of the top layer of acrylic paint. Note: The acrylic paint should be redone every 5-15 years and I have to repaint my roof in only 2 years. The GacoRoof silicone paint binds extremely well to the the acrylic paint. Do not leave the paint roller, with the silicone paint, to dry on the acrylic roof surface overnight. You can not pull it off the roof it sticks so well. The key to any successful project is the prep. After removing all the leaves with a rake. I used a leaf blower and removed the rest of the leaves and top layer of silt that has formed over the last 2 years. Then I used a Karcher-2-350-Electric-Pressure-Washer with the Karcher T-Racer Wide Area Surface Cleaner T200 (it make the pressure washer into a 12 inch wide circular cleaner) This really reduced the prep time. The key to using this silicone paint is to clean the surface well and remove all oil that might be on the surface. To do this just spread dry TPO cleaner on the surface and use the water from the pressure cleaner to add the water to really clean the surface well and to remove any oil that might be present. The silicone paint will not stick if there is any oil on the prep surface. Then you must let it completely dry. About 2-3 days depending on the air temperature. during this time you can caulk with %100 pure silicone based caulk and oblivious defect and holes that are present. Then you take a leaf blower and blow off any leaves that might have fallen onto the surface. If you have any roof penetrations (chimney) or flashing from skylights or vents or anyplace that you have a gap in the roof surface to the edge of your roof you should use the Gaco silicone roof tape to bridge any gap. Then you will paint on top of the GacoRoof tape. For example I used the GacoRoof tape around the flashing and any air gap where my chimney penetrates the roof. Painted on top of the tape. Filled any other gaps with silicone caulk and then repainted everything again with a second layer of paint. You can not have any water getting under the roof paint or it will blister. You need to paint one 10 foot x 10 foot section at a time with one gallon of paint. let it dry 2-12 hours. Then I would silicone caulk any defects that are more oblivious now that you have a really clean white surface to see them. Let the caulk fully cure. Use your leaf blower and remove any leaves that might have fallen on your roof. Then put your second layer of GacoRoof silicone on top of the first as per the manufacture recommendation. I used a 9 inch and an 18 inch paint roller. The paint is very thick and rolls on very slowly. It takes about 2-3 hours for every 5 gallons of for the first coat and 1-2 hours for every second coat of paint. It is really important to put one layer of paint down and the second layer on top of the first. The 2nd layer of paint will seal any micro holes that might be present. I put a third layer of paint on any roof section that had any ponding of water 24 hours after a rainstorm just to be safe. So far so good. I have done a lot of research on silicone based paint and there are some projects that are over 30 years old without having any repainting that needed to be done. This paint comes with a 50 year warranty. It is very expensive, but so far it has worked well and has been worth it. Do not forget to do the test to make sure that it will adhere to the surface that you are painting. You might need to put down a primer and make sure the surface is completely dry. It takes 1 gallon of paint for every 100 square feet, but you must use two coats, so in reality you need a total 2 gallons for every 100 feet of painted surface area. Ill let you know in 10 years how things went Caveat: You can paint on top of acrylic based paint but you can not paint on top of silicone based paint with acrylic based paint. Do not walk on a silicon roof after it is wet. it is very very slippery. You must plan around the weather. You should put the second layer of paint on top of the first layer of paint within 72 hours to get the best seal. I would just use one roller paint brush per day and toss the old roller away. Thus I would have a new roller for each day of the project. Try to finish each whole pail that you opened that day. I used a power drill with a paint stirrer. It would take 3-5 min of stirring. Do not use a wood stirrer, it can have moisture inside the wood and take way to long to stir a 5 gallon pain. You must not have any oil or water on the paint surface or it might blister. A torch down roof is oil based and might need a primer on top of it before you start painting it. Be very carful when you are on top of a roof! ... show more
