  • Good Concept, but Successful Implementation Varies by Location
This book has a lot of great ideas on paper. However, after contacting one of the mortgage reps mentioned in an associated video I learned that market acceptance is another thing altogether. My realtor agreed to market the home as a lease to own but warned me that our market did not embrace the concept.   • Great book and easy to read
Wendy also does a great job with her books. They're very informative. Though her "Subject To" book is my favorite. I'm a seasoned investor and even though I know a lot, I always get tidbits of information from her books that help me in my business.

  • Wow! Talk about timing!
The media could not be loaded. This book is a stimulus plan for the housing industry. It helps Buyers get into a house they, even though they can't qualify for a mortgage now, it helps Sellers sell their houses and move on, and it help real estate agents buy keeping all of their clients happy. Wendy answers all of the questions, and she has the answers after doing over 600 of these transactions in the past 23 years. The book is easy to read. Mine is highlighted and dog-eared. I am a real estate agent, and am going to learn this front to back so I can be of better service to my clients. Nowadays, we have to think outside the normal "lowering the price" strategies to get houses sold. I believe this is THE answer, and the book is a Godsend. ... show more

  • Quintessential book for home sellers in a down real estate market!
I had to sell my house or I was going to face foreclosure. I did lots of research and found that Wendy Patton seems to be all over the Web with videos, books, training and courses about this kind of real estate transaction. This book was not out yet, but I called her and she told me all about it. She sent me an advance copy and I was so happy because it eased my mind about all the questions I had. I followed what she says to get a house ready, find a qualified buyer and all through the negotiation. I now have my house rented, and that is paying my mortgage. The buyers are happy to have a place for their three kids and dogs, and they are working with me and getting their credit fixed so they will be able to buy the house in less than two years. All because of Wendy's help. I am now living in a smaller home, near my family and so happy! Thanks. I recommend this book to anyone thinking they have no other choice because there are no buyers. Put your house on Craigslist, as a rent to own, and sit by the phone. Your buyers will knock down the door! ... show more

  • Good book
If you cannot sell your house outright for reasons such as the buyer's poor credit, you must read this book. It is no secret that many people went through foreclosures and bankruptcies during the current financial crisis. What this means is that many of them destroyed their credit. You, as a seller, can assist them in renting your house to them with the option to purchase. They will love you for it because you will give them another chance. Before they exercise this option, they will work on improving their credit so that they will be able to qualify when it's time to close. This is a great book and I would also recommend Patton's other books, Making Hard Cash in a Soft Real Estate Market and Investing in Real Estate with Lease Options and "Subject-To" Deals. - Mariusz Skonieczny, author of Why Are We So Clueless about the Stock Market?
