Size 12 outside seam length is 36", waist approximately 26-26.5. These pants are very nice. They are just way too big for my son so we're exchanging them. My son is 56.5" and 65 lbs. At the same time, we also purchased The Children’s Place Stretch Chino Pants, Flax, Size 16, and French Toast Straight B Straight Fit Chino, Size 16 which fit my 15 year old boy fine. He is a slender young man, so I reccommend sizing up if you choose this brand and fit.
