I had recently added a bottom seal to the garage door, but due to an uneven level on the driveway there was a gap in one corner that caused a bit of a cold draft in the Winter. So I purchased this threshold seal to close the gap in that corner. I laid it down and trimmed the seal to fit the garage length and traced the edges on both sides with tapes (masking tape inside the garage and duct tape on the driveway). It actually stayed in place for a couple of weeks until I had time to add the sealant last night. The tapes prevented any squeezed out silicone to the actual ground and pulled up very cleanly. The only issue with this product is the sealant that came with it. The container said "Clear", but it was black. It said it was for "doors and windows" and didn't list pavement or concrete as one of the uses. Also, the unopened shelf life was 12 month. The printed date was Jan 2022. I received it in March 2023. So if silicone expires, that was definitely past that point. I purchased my own gray silicone adhesive that was made for concrete and used that instead ($5 at the local store). Besides the issue with the silicone I think the seal works great. Looking forward to not having a cold draft this coming winter. ... show more

Followed the directions for the install and it has stuck nicely so far. Still waiting for it to rain to see if it will actually stop the water from creeping in under the garage door but I’m confident it will as it mates up with the door perfectly.

I built a new garage last year and have struggled with water from any rain getting into my garage. So I installed a new rubber seal to the bottom of the door. Didn't help much - so I added this last night. 24 hours later I gave it a water hose test. Had a little water coming in along the sides of each door but none from where I was usually getting water. A bit more silicone to close up the edges and I think I should be good. Was very easy to install. I do with the silicone was gray instead of black but I'm cool with it if it solves my issue, which it seems that it has. Update after a heavy rain. No water in my garage!! Photo is morning after about an inch of rain overnight. Super happy. ... show more

It has to be stretched before lying down. The rubber is relatively stiff. The adhesive is not good enough. It didn't fit for the first time. I had to get another one from local store

Moved into a new house 8 months ago and been battling water in the garage since day one. I ran across this item and thought I would give it a try--especially for the money. Let me tell ya--IT WORKS! Got a bad storm this morning raining buckets and the garage stayed nice and dry. NO water when it usually would have a lot. The instructions on the glue/caulk are not in English, but who cares. Product is easy to install and very flexible. Installed on a wood garage floor using carpet end covers. They hold it in place without gluing. Time will tell how well it keeps the rain out but I am pretty positive it will work.
